The development will provide safe walking and cycling routes with easy access to public transport to encourage active lifestyles and reduce dependence on the car. The new link road will be attractively designed and will include segregated cycleways.
The Link Road will play a key strategic role connecting Totnes Road in the west to Kingskerwell Road and in turn the South Devon Link Road to the east. The Link Road will be designed to accommodate pedestrian and off-road cycle routes, a bus route, cars, and larger vehicles.
It will be designed to be a street passing through the area as opposed to a bypass. It will not present a barrier to pedestrian movement within the new neighbourhood.
A key aspiration is to maximise the opportunity for residents to walk and cycle along attractive routes to important destinations within the development and beyond. The street layout aims to make walking and cycling the natural option. Designing legible and safe routes to the primary school and local centre is key. The main route through the development, the Link Road, will include a segregated pedestrian and cycle route along its length.
Working in synergy with wider strategic initiatives, the design of Wolborough Grange’s infrastructure also takes into consideration the Heart of Teignbridge LCWIP Local Cycling and Walking Infrastructure Plan.
A hierarchy of streets and paths are proposed, which draw upon the character of existing streets within Teignbridge. The streets are designed to reflect their role, aid wayfinding and help establish a strong sense of place.

Primary streets will provide access to residential areas from the link road and create direct links to public open space and woodland at the edges of the site. Secondary and tertiary streets will provide access to individual dwellings and include street planting. Private drives are shared surface streets that are not adoptable and serve a fewer number of units.
Car parking will be accommodated without creating a negative impact on place-making and will comply with the latest local authority requirements for car parking.
Destinations likely to attract cycle users such as the school, local centre and care homes will have secure cycle parking or lockable storage.
Electrical vehicle charging for residential, employment and commercial areas will follow the latest policy requirements, Building Regulations Part S and infrastructure arrangements with power suppliers and charging operators.
